Debtor Status ReportThe borrower’s position today, not when the loan was made
When a mortgage or loan is in default and a deficiency remains, the next step depends on what the borrower holds today. That may be quite different from their position when the loan was made.
A Debtor Status Report sets out that position in one report. Lenders and their counsel can then decide the next step. QCR provides these reports to financial institutions and the law firms that represent them.
A credit investigator’s report, not a database snapshot
A QCR report includes a land title sub-search for real property and mortgage interests. That is not part of a standard database snapshot.
| Topic | QCR investigative report | Database report |
|---|---|---|
| Who prepares it | A specific, experienced credit investigator assigned to your file | Drawn from a database |
| What you receive | Comprehensive, current and verified information | Just a snapshot of the situation |
| Land title records for real property and mortgages | Included | Not part of a standard database snapshot |
| How the file is worked | An investigative approach, starting fresh with every file | A traditional database report |
