Commercial tenant reports for landlords, before you sign the lease
Request a sample report. It shows what QCR confirms about the business behind a lease: its corporate profile, banking, landlord and trade references, liens and legal records.
- Reports for prospective, renewal and design build tenants
- Current bank, landlord and trade ratings
- An investigator on every file, not a database snapshot
What the tenant credit report covers
The report combines current information, confirmed with banks, landlords, suppliers and registries, with historical payment records.
- Corporate profile: legal status, directors, officers and name changes
- Professional registration, for tenants such as doctors, dentists or lawyers
- Bank ratings: term loans, operating lines, limits and payment history
- Landlord references: space, lease length, monthly rent and payment record
- Trade references: credit limits, terms and payment experience
- Bankruptcies, proposals, receiverships and CCAA filings
- Personal property (PPSA) lien registrations, including tax liens
- Judgments and legal actions, with particulars and outcomes
- Real property the tenant owns, and its mortgages, from land registry records
- Company website, with notes on areas of interest to the landlord
Prospective Tenant ReportHow your tenant report is prepared
QCR works for business clients only. Every tenant file follows the same three steps.
Name the tenant
When you order, tell the QCR team which business will sign the lease.
An investigator takes the file
Your file goes to a specific, experienced investigator. They start fresh, gather current ratings from banks, landlords and suppliers, and run registry and legal searches.
You receive a verified report
Read it alongside the tenant’s application as you work out the lease terms.
Know the business behind the application.
A tenant default on a lease can be costly. The report confirms the legal entity that will hold the lease. It shows how the business pays its bank, landlords and suppliers, so you have the facts before you agree on final terms.
Use the Prospective Tenant Report before you sign a new lease. Before a renewal, a Renewal Tenant Report gives you fresh information, because a tenant’s finances or corporate structure can change during a lease. A design build puts more upfront risk on the owner and depends on a longer commitment from the tenant. Before you build, a Design Build Report confirms the tenant’s assets, liabilities and credit history.
Common questions
Does the report cover professional tenants?
Yes. For tenants such as doctors, dentists or lawyers, the report confirms that the tenant is registered in the profession, with the status and date of registration.
Do you report on renewal and design build tenants?
Yes, with separate reports. A Renewal Tenant Report checks what has changed since the original lease, such as corporate status, new borrowing, late payments, legal actions and judgments. A Design Build Report adds asset verification and a tenant interview.
How is this different from a database credit check?
A database report is a snapshot. QCR starts fresh with every file and assigns a specific, experienced investigator, who gathers current information from banks, landlords, suppliers and registries.
What happens after I submit the form?
A member of the QCR team replies to your work email with the sample Prospective Tenant Report, the pricing or the brochure you asked for.
